The state line running through the Kansas City metro creates two remodeling markets that most remodelers treat as one. A homeowner in Overland Park searching for a kitchen remodel sees different results than a homeowner in Lee’s Summit searching the same thing. Google treats the Kansas and Missouri sides as separate local markets, and the contractors who rank on one side often don’t appear on the other. A remodeler who understands that distinction and builds content for both sides has an advantage that most competitors haven’t thought about.
Remodeling searches in Kansas City are also split by project type in ways that create separate competitive landscapes. Kitchen remodel keywords, bathroom remodel keywords, basement finishing keywords, and home addition keywords each have their own set of winners. A remodeler who dominates kitchen remodel searches in Overland Park might not rank at all for basement finishing in the same community. The keyword leaders table on this page shows that pattern clearly: different project types, different winners, different gaps.
With over 1,200 keywords tracked across this metro, the search demand covers communities from Brookside and Prairie Village to Platte City and Gardner. That’s a lot of territory, and the directory dominance numbers tell you that plenty of it remains unclaimed by real businesses.
Kansas City’s remodeling search landscape is more competitive than most markets we track. Directory dominance sits around 22%, the lowest in our remodeler dataset. That means real businesses have already invested in showing up for these searches. The top three competitors combine for about 15% of total visibility, and several more hold meaningful positions behind them. This is a market where remodelers are actively competing for search traffic.
What makes it interesting is the shape of that competition. The market leader ranks for over 700 keywords but holds only about 6% of visibility. A bath-focused competitor sits in second place, which tells you that project-type specialization can earn real search position. Several generalist remodelers rank for 400 to 600 keywords each but with average positions in the mid-teens, meaning they show up in results but rarely at the top. The gap between being present and being dominant is where the opportunity lives.
A remodeler who builds content systematically across both sides of the state line, covering each project type in each community, can assemble a search presence that none of the current competitors match.
