The horizontal axis shows how many keywords a business ranks for, and the vertical axis shows their average ranking position (lower numbers are better). Businesses in the upper-right are ranking for a lot of keywords in strong positions. Businesses in the lower-left are barely showing up.

Kansas City’s home building market has a geographic dynamic that shapes everything about how search works here. The state line running through the metro creates two functionally separate SEO markets. A builder ranking well for “custom home builder Overland Park” on the Kansas side may be invisible for “custom home builder Lee’s Summit” on the Missouri side. Google treats these as distinct local markets, and buyer search behavior follows the same pattern.
Johnson County communities like Overland Park, Olathe, Leawood, and Lenexa carry the highest-value search intent on the Kansas side. On the Missouri side, Lee’s Summit, Liberty, and Parkville generate their own keyword clusters. Some builders in this market have already started building city-specific content for these communities, and it’s working for them. But the coverage is uneven. Most of the location content concentrates on the Kansas side, leaving Missouri-side keywords less contested.
With over 5,000 single-family permits issued in the metro last year, the search volume is there. The question is which builders are turning those searches into jobs. Right now, directory sites still hold top positions for several high-value terms.
The competitor table above shows a market with a clear top tier, but no one running away with it. The top three builders hold roughly a quarter of total visibility combined, with the rest spread across more than twenty other competitors and directories.
The builders who rank well in Kansas City have earned it. They have real websites with city-specific pages, active profiles, and consistent effort behind them. But the coverage is uneven. Some builders focus heavily on the Kansas side of the metro while leaving Missouri-side communities underserved. And for several of the highest-value search terms, directory sites still hold the top spot.
Even the strongest positions in this market have room to grow.
